I do NOT want the current zoning (O-I) of this property changed to C-1. It needs to remain the zoning (O-I) because that has already been agreed upon when this property started construction. This is simply a bait and switch and should not be permitted after construction begins. It’s suspicious and the Gwinnett board of commissioners needs to honor the O-I zoning. I live in the neighborhood directly behind this zone and it would make it immensely difficult for all of us residents to leave said area with the already awful traffic through the highway, plus being such businesses stacked into those buildings would attract people who may not have good intentions, e.g wondering into the neighborhoods, committing crime. The cookie-cutter barbershop, liquor store, salon, laundromat combo of places of businesses usually doesn’t attract the best of people in the world. As an Associate Broker/ Commercial Realtor, having been born and raised nearby, I very much oppose the development of this and any C-1 properties along Hwy. 124 between Hamilton Mill Rd. and Hwy. 324. I believe I can speak for most nearby residents as well in my opposition.This is a heavily travelled stretch of road, in particular between Puckets Mill Rd, at the Elementary school, and increased traffic will
likely lead to road widening and a new, fully functioning intersection. There is also now a second access point to I-85 at Gravel Springs Rd. which has already increased traffic.
There is NO need for C-1, with many commercial properties available and even several vacancies in the immediate area
Further, I understand that there are very few properties, of Office and Light Industrial use, O/I, available for rent or sale nearby. I am happy to prepare a report for the County if desired. I have a list of clients to call if and when anything relatively small comes on the market between here around I-85, up to Suwanee, Buford and over to Flowery Branch. To be clear, there is land available for C-1 development and since there is not a shortage of land, developments should first be built there. The County owes it to citizens to use zoning laws and approvals very carefully.
By allowing C-1 at this site, the County will help the developers reap higher profits, as is typical with C-1, as opposed to office or light industrial O/I developments.
An lastly, very very many people of all sorts have a negative perception of C-1 businesses, in general, being in such close proximation to highly regarded residential homes. These perceptions are evident in an overall decrease in nearby property values. Residents in our local communities have investments in their homes and could suffer financial losses as a result. The County has an obligation to its citizens and its voters to protect the integrity of the neighborhoods. The County should definitely restrict zoning on this stretch to not allow any C-1 business use.
